Yes. If your design is already settled, we can take it through planning, or add the technical detail needed for building regulations. We’ll review your existing drawings first so we know exactly what’s needed.

It depends on your property. Many extensions and alterations can go ahead under permitted development, but past changes and restrictions such as conservation areas or Article 4 directions can remove those rights. We check this before any design work starts.

Planning covers what you build: its size, appearance and impact on neighbours. Building regulations cover how it’s built: structure, fire safety, insulation and drainage. Most extensions need building regulations approval even when they don’t need planning permission.

Design time depends on your project. Planning applications usually take 8–10 weeks to decide, and a local authority building regulations plan check takes 5–8 weeks. We’ll talk you through a realistic timescale at the start.

Every project is different, so we agree our fee in writing before any work starts. We’ll also point out the other costs your project is likely to need, such as council and structural engineer fees, so you can plan ahead.

Most extensions do, usually for steel beams, foundations or new openings. We obtain a fee quote on your behalf and coordinate their calculations with our drawings.
